Every inspection follows a structured checklist covering architectural, electrical, plumbing and safety items. Below is a representative scope — actual items adjust to your unit type and handover stage.

Section 01

Architectural

  • Walls — alignment, hollowness, hairline cracks, paint finish
  • Ceilings & cornices — sagging, gaps, finishing
  • Floors — tile lippage, hollow tiles, level, scratches
  • Doors — alignment, gaps, hinges, locksets, smooth operation
  • Windows — sealant, glazing, operation, water ingress
  • Carpentry & built-ins — alignment, edges, drawer/door alignment
  • Skirtings & trims — gaps, finishing, alignment
  • Painting — coverage, drip marks, colour consistency
Section 02

Electrical

  • Power points — polarity, earth, secure mounting
  • Light switches — operation and grouping
  • Distribution board — labelling, RCCB trip test
  • Lighting fixtures — flicker, alignment, secure mounting
  • Aircon trunking — concealment, leaks, condensation
  • Doorbell, intercom and video phone units
  • Bathroom heater and high-power point ratings

Plumbing & Sanitary

  • Water pressure — basin, shower, kitchen sink
  • Hot water delivery and recovery time
  • Drainage — sinks, floor traps, balcony, yard
  • WC flush mechanism and seat alignment
  • Leak test for concealed pipework
  • Sealant at wet area junctions
  • Water heater installation and isolation

  • Bomb shelter door alignment and seal
  • Smoke detector presence and operation
  • Balcony railing height and integrity
  • Window restrictors where required
  • Fire-rated door operation
